Sliding Gate Off Its Track in Irvine
Before
AfterThe problem: a steel sliding gate in Irvine’s University Park neighborhood had jumped its track after years of the rollers wearing down to flat spots. The gate would catch on every third cycle, and the homeowner had resorted to muscling it open by hand. We replaced the worn rollers, straightened the track where it had bowed from the dragging weight, and re-set the gate so it rides clean. Result: it now glides with one finger, and the opener doesn’t strain against the load anymore.
LiftMaster Opener Failure in Anaheim Hills
Before
AfterThe problem: a LiftMaster LA400 in Anaheim Hills had a control board that took a hit during a power surge. The gate would open halfway, then reverse like it had a mind of its own. We traced it to a fried capacitor on the board, not the motor itself, which saved the homeowner a full opener replacement. The fix took about ninety minutes on site. Result: the opener cycles correctly, the safety reversal still tests properly, and we put a surge protector on the supply line so it doesn’t happen again.
Rusted Swing Gate Hinges in Huntington Beach
Before
AfterThe problem: salt air in Huntington Beach is brutal on gate hardware. This single swing gate had hinge pins so corroded the gate sagged about two inches at the latch side. The magnetic lock couldn’t engage, which meant the gate was never actually secure. We cut out the old hinges, welded in new reinforced plates, and re-hung the gate level. Result: the latch engages every time, the gate swings without groaning, and the new hardware is rated for coastal exposure. This is one of the most common repairs we do within three miles of the coast.
FAAC Piston Leak in Newport Beach

The problem: a FAAC 390 hydraulic piston on a Newport Beach driveway gate had a slow seal leak. The gate opened fine for a while, then gradually lost pressure until it wouldn’t hold closed against the wind. The homeowner noticed an oil stain on the concrete under the operator after a few weeks. We pulled the piston, replaced the seals and O-rings, bled the system, and re-set the pressure. Result: the gate holds firm in both directions with no leaking, and the piston should run another several years before needing attention again.
Ghost Controls Keypad Wiring in Yorba Linda

The problem: a Ghost Controls keypad in Yorba Linda stopped responding entirely. The gate itself worked fine from the fob, but the keypad was dead. We found the low-voltage wire run had been chewed by rodents where it passed near the fence line, a common issue in neighborhoods that back up to open space. We re-ran a new shielded wire, sealed the entry points, and re-paired the keypad to the control board. Result: the keypad works from the same distance it did when new, and the wiring is now protected inside conduit for the full run.
Mighty Mule Arm Bracket Failure in Mission Viejo

The problem: a Mighty Mule MM371W in Mission Viejo had a mounting bracket that failed where it bolted to the gate post. The opener arm was just hanging, and the gate had to be chained shut for a few days while the homeowner figured out who to call. The bracket had cracked right at the weld. We fabricated a thicker replacement bracket, drilled new mounting points into solid post material, and re-aligned the arm travel. Result: the opener runs smoothly, the bracket is stronger than the original, and the whole repair was done in one visit, written price agreed before we started.
